Policies and House Rules
Rental Agreement
Keeping your cabin tidy during your stay is your responsibility. You are also responsible for leaving the cabin in good condition upon departure. These are privately owned cabins—please treat them as you would want guests to treat your home.
Age Requirement
All LBBC cabins are limited to families, couples, or adults 21 years of age or older. You must be at least 21 to reserve a cabin with BBLC. We do not rent to students or singles under 21, or to unchaperoned groups. Upon check-in, we reserve the right to refuse service with monies forfeited if discrepancies in our policies are suspected. Exceptions may be made for couples (e.g., honeymoon, anniversary). Please contact us to reserve couple cabins if you are under the age requirement.
Minimum Stays
A two-night minimum stay is required on all reservations. A three-night minimum stay is required during holidays established by LBBC.
Rates/Occupancy
Rates are based on the number of guests the cabin sleeps comfortably. A $15 per person, per night charge MAY be added for up to two additional people with permission (including children). All guests must be registered.
Acts of God
Management and owners are not responsible for power outages related to weather or area outages. If an item on the property requires maintenance, we will make every effort to address it based on technician availability. No refunds will be given for such events.
Sale of Unit
Managed properties may be listed for sale. A property transfer does not guarantee the new owner will honor existing reservations. If your selected property sells before your arrival, LBBC will attempt to reschedule your stay. If rescheduling is not possible, you will receive a full refund of payments collected.
Driving Directions
Detailed directions will be included in your pre-stay message and available in the guest portal. Please screenshot or print them before departing. GPS and cellular data can be unreliable in the area. TRUST US—PRINT or SCREENSHOT your directions!
Check-In/Out Times
Check-in: after 3:00 p.m. Check-out: 11:00 a.m. An additional charge may be processed for every hour past the stated 11:00 a.m. check-out time. Early check-ins are never guaranteed.
Check-In Procedures
Prior to arrival, you will receive directions and a door code via your booking. Please consult the cabin manual before calling; Wi‑Fi, satellite, and hot tub instructions are provided there. Report any missing or damaged items immediately upon discovery.
Check-Out Procedures
Do not leave trash in the cabin and remove all food from the refrigerator. Shut and lock all windows and doors. Up to a $500 fee may be charged if accommodations are left damaged or excessively untidy (e.g., trash, pet urine, stains, excessive hair on furniture or carpet, cigarette butts, stained linens or furniture, furniture rearranged). An automatic additional $100 fee will be charged for vomit. Broken or missing items will be charged accordingly.
Pet Policy
Some cabins are pet-friendly. A non-refundable $75 pet fee per stay applies where pets are allowed (maximum two pets). Please bathe, brush, and treat for fleas before your stay. Pets are not allowed on beds or furniture and must be crated when unattended. Excessive pet hair, urine, or stains will result in an additional $100 cleaning charge. Any pet damage will be repaired at the guest’s expense. Failure to comply with a cabin’s “No Pets” policy will result in a charge of $200 per rental night and eviction without refund.
Smoking Policy
All cabins are non-smoking. Evidence of smoking inside will incur an additional cleaning fee of $200 per rental night. Up to $100 may be charged for littering the grounds with cigarette butts—please dispose of them properly.
Hot Tubs
Supervise children at all times. No diapers, glass, soaps, creams, oils, bubbles, lotions, or food in the hot tub. Shower before and after use. Keep the cover in place when not in use. Replacement cost for covers is $400. Do not sit or stand on covers.
Trash
Place all trash inside the outside receptacle and secure the lid tightly. Wildlife is active in the area. County trash service is provided Monday, Wednesday, and Friday. Larger items may be taken to the local trash center on Highway 259A.
Fireworks & Discharging Firearms
Prohibited on or near cabin properties for safety and consideration of owners and guests. In dry seasons, fireworks endanger the area. Target practice and hunting may be allowed on National Forest property with proper licensing and permissions; LBBC is not granting access or permission. Guests are responsible for verifying regulations. Violation may result in eviction without refund.
Quiet Hours
Quiet hours are 11:00 p.m.–7:00 a.m. Shooting guns, fireworks, explosives, and loud music are prohibited at all times. Noise complaints may be handled by local law enforcement. Penalties, fines, and eviction without refund may occur.
Overcrowding/Noise/Parties
Overcrowding, violating quiet hours, and disruptive parties are not allowed. Violations may result in immediate eviction without refund.
Internet/Satellite Service
Internet/Wi‑Fi and satellite/cable are provided as a convenience and are not integral to the lease. No refunds for outages, content, lack of content, speed, access issues, user knowledge, or personal preferences.
Damages/Missing Items
Cabins are inspected and inventoried before arrival and after departure. Do not rearrange furniture; doing so may cause damage. An additional $100 charge may be applied if the cabin is left damaged or excessively untidy. Broken or missing items will be charged accordingly. Report any issues immediately.
Maintenance Repairs/Service Calls
Problems can occur. Please report non-emergency maintenance requests between 9:00 a.m. and 4:00 p.m.; LBBC will make reasonable efforts to address issues (rural area limitations apply). If a technician finds equipment working properly and the issue is due to guest oversight or neglect, the service call will be charged to the guest. Minimum service call fees start at $45 and response may take several hours; this includes lockouts. For emergencies, call anytime. If non-emergencies can wait until business hours, it is appreciated.
Lost Items
If you request packing and shipping of items left behind, a $25 shipping/handling fee applies, or actual shipping if higher.
ATV Riding
ATVs, 4‑wheelers, and unlicensed off-road vehicles are not legally permitted on cabin property or county roads leading to the cabins. Violations may result in a minimum $250 fine by local law enforcement. Information on permitted areas may be found on our website.
RV Parking & Tent Camping
RV parking and family tent camping are not allowed on cabin properties, except at ForRest View Lodge.
Privacy
We respect and are committed to protecting your privacy. We may collect identifiable information when you visit our site. We do not sell your personally identifiable information.
Wildlife Encounters
Cabins are in forested areas where guests may encounter wildlife, insects, or stray animals. Properties are professionally treated on a schedule for interior pests; however, due to the natural environment, no refunds or compensation will be given for pest-related issues inside or outside the cabin. Do not feed or allow animals into the cabin, and do not allow children to interact with stray animals. LBBC is not responsible for wildlife or animal encounters or for any resulting medical bills.
Liability
All outdoor activities involve inherent risk of injury, including death. Every effort is made to secure and make safe all facilities under our management. Neither the owner nor the management company shall be liable for damages or injury to guests, their families, or their property arising from occupancy or use of the premises.
It is our desire that these policies help ensure your expectations are met and that reservations are handled properly while maintaining a high quality of service.
